Как по мне, то лучше хозяйке в руки наличные. Тогда и уплачено будет вОвремя, и названивать "почему до сих пор не уплатили" не надо.

Мои родственники сдают квартиру в кооперативном доме за фиксированную плату + электричество, хотя отопление как вы говорите летом 0 а зимой тянет основную сумму комуслуг. Получается, зимой ничего не имеют, но их это не парит. Нормального квартиранта найти не проще чем нормальную квартиру, а жадность - очень плохой недостаток.
